Impact of heating substations control on the operating costs of real estate complexes

Proper functioning of the real estate used contributes to the stable and safe achievement of business goals of enterprises. Property users expect working conditions tailored to their needs and expectations, and building managers should implement property management processes in an economically viable manner. The paper presents the results of research on the control of thermal centres on the amount of energy consumed, which directly results in the reduction of operating costs of these buildings, while taking into account the requirement to ensure thermal comfort to users of the property. Modernization of the remote control system of thermal centres includes the application of the TRAVOS system, which enables remote regulation of parameters of thermal centres operating in many locations with the use of Internet communication and a web browser. Costeffectiveness of the introduced changes has been shown on the example of various properties performing different functions and modernized to different degrees. Obtained results give a decrease in energy consumption in the range of 12 -50%, which confirmed the validity of the introduced changes.
